Between July 2024 and October 2025, the 1400 block of P Street NW lost three restaurants that together had served Logan Circle for more than four decades. Two of the three businesses moving into those spaces are built around coffee, pastry and breakfast. One is already open at 7 a.m. The block between 14th and 15th Streets is being refilled from the morning forward, and most of the new late-night plans nearby are going onto 14th Street.
Three closings in fifteen months
The three empty storefronts did not come from one event. Each closed on its own timeline, for reasons that were mostly never made public. Seen together, though, they left one short stretch of P Street with three dark dining rooms at the same time.
| Address | Previous tenant | How long it ran | Closed | What's going in |
|---|---|---|---|---|
| 1443 P St NW | Commissary | About 16 years | July 28, 2024 | Pura Vida Miami, open since August 20, 2026 |
| 1460 P St NW | Planta Cocina | About 17 months | Listed closed September 3, 2025 | Kneads Bakeshop & Café, opening date not set |
| 1423 P St NW | Logan Tavern | Since 2003 | October 2025 | Petty Betty, a wine bar concept, opening not confirmed |
Commissary went first. Owner Mallory Finnegan told PoPville that final service would be Sunday, July 28, 2024, and described the decision only as made "after much consideration." Washingtonian had covered the restaurant as a new concept in November 2008, so it ran roughly 16 years.
Planta Cocina at 1460 P had the shortest run. It opened in late March 2024, and Eater DC listed it among the September 3, 2025 closings, calling its time on P Street "a little over a year." Eater also reported that the Planta chain had filed for Chapter 11 bankruptcy protection in spring 2025, though it did not tie that filing to the Logan Circle location specifically. Planta was only the latest tenant of a corner that PoPville traces back through Phillips Seafood and Steak, Tortilla Coast and, before that, a McCormick Paint store.
Logan Tavern closed last and least clearly. Its posted history said it had operated "since 2003." On October 10, 2025, PoPville still wasn't sure whether the closure was temporary. Five days later, tables, open wine bottles and kitchen equipment were being loaded into a U-Haul.
The first new tenant opens at 7 a.m.
Pura Vida Miami was the first to reopen a dark space. It opened at 1443 P Street, the former Commissary, on August 20, 2026, and a reader confirmed to PoPville that day that it was running 7 a.m. to 9 p.m., "as they said." The opening had been announced a week earlier, on August 12, with the date given ahead of time.
The menu covers the whole day. In the company's own description, the morning starts with a Perfect Egg Sandwich and an iced latte, lunch runs to Jen's Herb Salad or an Avocado Salmon Bowl, and the smoothie list includes one called Welcome to Miami. Pura Vida pitches the Logan Circle location as a stop "between meetings, workouts, or weekend strolls," with outdoor seating under blue umbrellas. For a space that housed Commissary for roughly 16 years and then sat empty for about two more, the new hours mean the storefront now opens before most of the block's commuters leave home.
A Baltimore bakery picked the block for its coffee runs
Kneads Bakeshop & Café makes the morning shift more explicit. The Baltimore-based company announced in March 2026 that it would open its first D.C. location at 1460 P Street, Planta Cocina's former space. The plan is a 6,221-square-foot café with a ground floor, a lower level and an outdoor patio, serving artisan breads, pastries, all-day breakfast and lunch, coffee, tea and cocktails.
The company has said fairly directly why it chose this block. In its announcement of the Logan Circle leadership team, Kneads said part of the draw was "the charm of the building itself and a spot just steps from Whole Foods, in a neighborhood where a morning coffee run has a way of turning into a daily habit." General manager Justin Shine will run staffing and service, and executive chef Brandon Sumblin will lead the kitchen.
The timing has slipped. The March announcement said "this summer." PoPville readers sent in photos of "Artisan Bakeshop & Cafe Opening Soon" signage on September 24, 2026. The company's own page now says, "We have not locked in an opening date yet." As of early October, the sign is up and there is still no date.
Logan Circle is also only one part of Kneads' D.C. expansion. PoPville has reported a second location coming to Navy Yard and signage in Friendship Heights, and the company said it would begin supplying breads and pastries wholesale to restaurants, hotels and businesses across the region.
The evening slot still waiting to open
Of the three replacements, only the one in Logan Tavern's old space is built for the evening. On August 17, 2026, a reader forwarded PoPville a notice sent to residents of The Hudson, the building above 1423 P Street. It said Petty Betty, "a wine bar concept," was coming, with remodeling of one side of the former Logan Tavern retail space starting that day and "an expected completion date in August/September 2026."
That window has now passed. As of October 3, there has been no confirmed opening, no new date and no public announcement of a delay. The notice did not name an owner or operator. It also said the work covers "one side" of the old space, so it is still unclear what will happen to the rest of the frontage.
Here is where each space stands this week:
- 1443 P St NW: Pura Vida Miami, open since August 20, when it ran 7 a.m. to 9 p.m. on opening day.
- 1460 P St NW: Kneads, signage up since late September, no opening date set.
- 1423 P St NW: Petty Betty, remodeling began in mid-August, completion window passed, opening not confirmed.
Where the late hours are going instead
A block over, the new evening and late-night plans are on 14th Street.
The clearest example is a burger counter. Eater DC reported on September 15, 2026 that Joia Burger, from chef-owner Patrice Cleary, plans a takeout counter at 14th and T Streets NW by the end of 2026. It is planned to stay open until 2 a.m. on weekdays and 3 a.m. on weekends. "By the end of 2026" is a target, not a confirmed date, and the published reporting doesn't give a street number.
Music is also coming to 14th Street. Washington Performing Arts announced in August a partnership with Barrel House Cafe & Bar at 1341 14th Street NW for a monthly series called Mars Arts D.C. After Hours. Co-owner Christopher Lynch described the venue as a neighborhood café and bar that also works as a performance space. Two fall dates are on the calendar:
- Wednesday, October 14, 2026, 8:30 p.m.: Taisha Estrada
- Wednesday, November 11, 2026, 8:30 p.m.: Juan Manú
At the corner of 14th and P, a restaurant space has gone to a different kind of tenant. Da Hong Pao at 1409 14th Street gave May 3, 2026 as its final day of business. By September 21, Bank of America signage was going up, along with visible work on the space. That leaves one fewer dining room right at the point where P Street meets 14th.
The block's new schedule
Put the openings in order and the pattern is clear. The first dark space to reopen did so at 7 a.m. The second will be a bakery whose owners said publicly that they chose the block for its morning coffee traffic and its location near Whole Foods. The third, the only evening concept of the three, has passed its own completion estimate without an opening date. The 2 a.m. counter and the Wednesday-night music are planned for 14th Street, not P.
None of this is final yet. Kneads and Petty Betty could both open this fall, and a wine bar at 1423 P would give the block back some of its evening hours. For now, the 1400 block of P Street has more open storefronts than it did a year ago, and the first of them opens at 7 a.m.
